New luxury subdivision named Southwynd Estates

The area south of the Summerside subdivision has been named Southwynd Estates with plans for purchasers to build luxury homes. The area of the city stretches from 60th Avenue south to the existing border with the county.

Co-developer Jason Podollan explains that people will notice a difference when driving from the Summerside neighbourhood into the new Southwynd Estates.

“I think there is a level of style and sophistication that is new to the area such as the way the homes are built, the level of construction, the type of materials used and the way we are requiring people to use them. It has a feeling of opulence, I think, and there is enough homes in there now that you can get the feel for what the area is like and what the area continues to be.”

There are stipulations for buildings in the developing area to have 10 to 20 per cent masonry on all the homes, cement boarding with no vinyl, cement board shingles and acrylic stucco.

He says he got the inspiration for the neighbourhood from places that are being built up in British Columbia like the Okanagan.

“My father and I, although we have many business connections in Alberta, a lot of our residences have been in BC and more specifically, Vernon. Predator Ridge has done a marvelous job right from the get-go with what they have done with what they have built and continue to build. We felt that there was an opportunity there in the Grande Prairie market for a home of similar style and characteristic that they were doing there.”

The area will feature lots that face out onto the Bickel Storm Pond and they will be working to get another way into the new subdivision that isn’t through the Summerside subdivision. There is plans to have an opening that would connect to Resources Road eventually.

“There are some things that are out of our control but it is in the program space. We are dealing with the city and the county with the actual intersection itself. There has to be some type of agreement that comes into play which means us, the city and county. I think everyone agrees it needs to be done but it is just figuring out the best way to facilitate that.”

The area would connect out to Wedgewood Drive North street.

Podollan says their entry level lot prices will be around $99,000 with the price ranging to around $199,000.
